Ownership Rights
HOTELA Niseko GK (SPC) holds legal title to the property.
Buyers acquire a fractional ownership interest in HOTELA Niseko Towers through a nin'i kumiai structure (Civil Code Art. 667).
Each buyer receives perpetual, transferable, inheritable ownership rights linked to their allocated days.
These rights include exclusive use of their owned days each year.
Unused days can be rented to the public via a dedicated reservation company.
Owners receive 90% of net rental revenue, distributed according to actual usage allocation.
Usage & Reservation System
Owners may reserve their exclusive-use days each year through the HOTELA app or online system.
Unused days automatically convert to public rental inventory 90 days prior to the stay date.
The system manages availability, pricing, and rental allocation without owner action.
All stay history, rental activity, and revenue data are visible in the owner dashboard.
Annual rental distributions are processed by the Owners Association after fiscal year-end.
Reservation windows scale with ownership tier:
- Guest: 90 days
- Gold: 180 days
- Platinum: 1 year
- Diamond: 2 years
Purchase Process
Resales System
HOTELA provides full broker support for reselling your ownership at any time. Our resale platform connects sellers with qualified buyers actively seeking HOTELA ownership.
Transaction Fee: A 3% fee applies to successful resales, covering legal documentation, transfer processing, and buyer verification.
There are no restrictions on resale timing or pricing. You determine your asking price and HOTELA facilitates the transaction professionally and efficiently.
